  1. Engineering
  2. Provide coaching to the Executives/Technicians on engineering matters
  3. Stabilize and develop good practice, working habits and technical know-hows in PM team
  4. Review the SOPP annually and revise the procedure to improve the efficiency when needed
  5. Work with the engineering team to initiate good energy and water savings practices.
  6. Implementation of maintenance programmes for building services, MEP systems, repairs and replacement works
  7. Obtaining quotations, preparation of PRs for repairs, purchasing of parts & materials, replacement works

  1. Inspection of MEP systems, services, monitor the performance and operation efficiency of the systems. Make proposal to change / modify to improve the operations maintainability
  2. Other services ensure fire protection system is well maintained
  3. Provide advice to tenants on electrical, water meter application, maintainability of tenant's equipment like FCUs, VAVs, lifting pumps, electrical isolators etc
  4. Verify monthly meter reading before billings to tenants on utilities, chilled water, air-con extension services
  5. Propose solutions for improvement works in particular for maintainability, improved functions, efficiency
  6. Monitor and ensure relevant licenses, permits and carrying out tests as required by authorities are conducted promptly such as PTO for lifts, water tank annual flushing, water quality test for cooling towers, etc
  7. Tenancy issues
  8. To attend inspection and matter relating to handing-over/taking-over of tenanted units
  9. Vet through all Tenants M&E fit out submission and advice accordingly.
  10. Ensure Tenant contractor carry out proper testing and commissioning before start of business
  11. Review tenants request on electricity, water and chilled water provision
  12. To attend, assist and follow up tenants feedback, queries and outstanding issues.
  13. Term Contracts
  14. Ensure all term contracts are renewed promptly.
  15. Review contract before renewal to ensure continual performance of equipment and manpower
  16. Enforcement & compliance of house rules (esp on recalcitrant contractors e.g. noisy works)
  17. 1st responder for incident management
  18. Review Security Agency achievement of KPIs/ tasks on weekly basis eg. deployment of resources (as per contract), reports on guard check points. check SO licences are valid on monthly basis
  19. Training of new guards (execute 3 days program with follow up in 1 week)
  20. To conduct regular check on manpower deployment, site performance and code of conduct.
  21. Fire Safety
  22. Conduct fire Evacuation Exercise - 2 times per year
  23. Investigate all false fire alarm cases & recommend measures to prevent recurrence
  24. Approval & control of hot works permit
  25. Familiarization training for all Security on location of sprinkler control valves
  26. Fire safety manager duties- weekly checks on escape route, liaise with tenants on fire safety matters, facilitate SCDF on fire audit, etc
  27. All necessary arrangement for Annual Fire Cert Renewal.
  28. Crisis Management
  29. Prepare, review & practice the Crisis Management plans (e.g. SARs, fire, death, bomb threat) every quarter
  30. Response time by CERT team within 10 mins
  31. Maintain an updated registry of key personnel contact list (for BMO staff) & Tenants' emergency contact list in the FCC
  32. Procure & maintain CERT logistic & equipment - Eg Breathing apparatus, fire retardant suit, thermographic scanners (for SARS), N95 masks & hand sanitizers (these logistics always be out of stock during outbreak)
  33. Incident Management
  34. Prepare, review & practice the Incident Management plans (e.g. sprinkler pipe burst, black out) every month
  35. Response time by Security Officers within 10 mins
  36. Conduct training to SO & BMO staff on incident management process, broadly grouped into 3 tasks:
    • Containment of incident (e.g. put up cordon post, redirect traffic)
    • Stop the deterioration ( e.g. turn off the control value for sprinkler burst incidents)
    • Normalize the situation, (e.g. direct cleaners to clean up & re-open affected area)
  37. Security Operations Review
  38. Manage the Security agency and work with them to resolve operational issues
  39. Review the deployment plan & security patrol routes (every quarter) to suit current circumstances
  40. Conduct regular trainings and ensure Security Officers are competent in handling the following issues:
